What a property review actually covers

You share some basic details about your property — lot size, current structures, your general goals (rental income, family housing, added value), and your rough budget or timeline if you have one. United Build Partners reviews that information against what's realistic for a property like yours: which ADU types are likely to fit, a ballpark cost range, and what to expect from the permitting process in general terms.

This isn't a substitute for a licensed contractor's site visit or your local building department's final word on what your specific parcel allows — it's a first, honest look so you're not walking into contractor conversations blind. If your property review turns up something that makes an ADU unlikely to pencil out right now, we'll tell you that directly instead of pushing you toward a contractor anyway.

Why start here instead of calling a contractor directly

You get an independent first opinion. A contractor you call directly is naturally selling their own services. A property review comes before that conversation, so you go in already knowing roughly what to expect.
You're matched instead of guessing. If it's a good fit, we introduce you to up to three contractors suited to your specific project type and location, rather than you cold-calling a list of general contractors.
One advisor, start to finish. You work with the same dedicated advisor through your review and contractor introductions — not a rotating call center or a lead-gen form that disappears into a queue.
There's no direct cost or obligation. Homeowners don't pay United Build Partners directly for the review or the introductions — participating contractors compensate UBP and determine their own project pricing independently — here's exactly how that works.

What happens after your review

The short version

If an ADU looks like a realistic fit for your property and goals, your information may be shared with up to three licensed contractors suited to your project — they may reach out directly to discuss it and, if it makes sense, arrange a site visit. You're never obligated to move forward with any contractor we introduce. If it's not a good fit yet — say, your lot doesn't currently support the ADU type you had in mind — we'll tell you why, so you're not left guessing. Once you're comparing proposals, see our guides on comparing contractor bids and the construction timeline to know what to expect next.

Frequently asked questions

Yes. There's no cost and no obligation to move forward with anything after your review. United Build Partners is compensated by participating contractors, not by homeowners.

No — most homeowners requesting a property review haven't started design work yet. Basic details about your property and goals are enough for an initial review; formal plans and surveys typically come later, once you're working with a contractor or designer.

We'll tell you directly rather than passing your information to a contractor anyway. Lot size, existing structures, and local zoning all affect what's realistic, and it's better to know that up front than after paying for a site visit or design work.
